Booking terms & conditions
General terms governing the booking, payment and stay.

Purpose and acceptance
These general terms govern the booking of the accommodation service offered through this website by the owner of the establishment (hereinafter, “the Establishment”), whose identifying details appear at the end of this document and on the contact page. By making a booking, the guest declares that they have read and expressly accept, without reservation, all of these terms, which prevail over any others unless otherwise agreed in writing.
Bookings via Smoobu
Bookings are managed through the Smoobu booking engine (Smoobu GmbH), a technology provider that integrates the Establishment’s availability, rates and calendar. When starting a booking you may interact with an environment managed by Smoobu. The accommodation contract is formed solely between the guest and the Establishment; Smoobu acts only as the provider of the booking technology and is not a party to the contract. The Establishment is not liable for interruptions or errors attributable to the platform, without prejudice to its commitment to resolve any incident affecting a confirmed booking.
Prices, taxes and tourist tax
Prices are expressed in euros (€) and include the applicable Value Added Tax (VAT). The Catalan tax on stays in tourist establishments (IEET or tourist tax) is not included in the accommodation price: it accrues per person and night under the regulations in force of the Generalitat de Catalunya, is disclosed during the booking process and is charged separately. The applicable prices are those shown at the time of confirming the booking. The Establishment reserves the right to change its rates, without this affecting bookings already confirmed.
Payment via Stripe
Payment is made through the secure Stripe payment gateway (Stripe Payments Europe, Ltd.) over an encrypted connection (HTTPS). Depending on the rate selected, full or partial prepayment at the time of booking or a card guarantee may be required. Stripe complies with the payment card industry security standards (PCI-DSS). The Establishment neither accesses nor stores the guest’s full card details in its systems. Failure to pay under the terms of the booked rate will entitle the Establishment not to confirm or to cancel the booking.
Booking confirmation
The booking is deemed firm once the guest receives confirmation by email, which sets out the details of the stay, the amount and the specific conditions of the booked rate. It is the guest’s responsibility to check that the confirmation details are correct and to provide a valid email address.
Cancellations and changes
Unless the booked rate sets out different conditions —which shall in any case prevail and are shown before confirming the booking and in the confirmation email— the following general conditions apply: cancellation is free of charge up to 7 calendar days before the arrival date; cancellations made within 7 days of arrival incur a charge for the first night. Change requests (dates, number of guests or type of accommodation) are subject to availability and may involve a price variation. Any cancellation or change must be communicated in writing through the booking channel or the Establishment’s contact address.
No-show and early departure
A guest’s failure to arrive (no-show) without prior cancellation will entitle the Establishment to charge the amount of the first night —or that provided by the booked rate— and to freely dispose of the accommodation from 12:00 on the day following the expected arrival date. In the event of early departure, nights not taken will not be refunded, unless the regulations or the rate provide otherwise.
Check-in and check-out (self check-in)
Check-in is from 15:00 and check-out is until 11:00. Access is 100% self-service via a smart lock: the guest will receive a personal code before arrival and undertakes to keep it safe and not to share it with third parties. Arrival outside the stated hours must be agreed in advance. Remaining in the accommodation beyond the check-out time without authorisation may result in a charge for an additional night.
Guest registration
In compliance with public security regulations (Spanish Royal Decree 933/2021 and related provisions), the Establishment is required to record the identification details of guests and report them to the competent authorities. The guest undertakes to provide the required identity data and documents at check-in; refusal to do so will prevent access to the accommodation with no right to a refund.
Occupancy, capacity and minors
The accommodation may not be occupied by more people than the maximum capacity stated for each room or apartment. The Establishment may deny access to anyone exceeding that capacity or not included in the booking. Minors must be accompanied at all times and under the responsibility of an adult. Access and overnight stays by unregistered persons are not permitted.
House rules
Out of respect for other guests and the neighbourhood, the guest undertakes to: observe the quiet hours from 22:00 to 08:00; not hold unauthorised parties or gatherings; not smoke indoors (permitted only on the balcony with the door closed); and not bring pets, except assistance dogs as provided by law. Serious or repeated breach of these rules will entitle the Establishment to terminate the contract and require the guest to leave the accommodation with no right to a refund, without prejudice to a claim for any damage caused.
Guest liability for damage
The guest is responsible for damage caused by themselves or persons in their care to the accommodation, furnishings or facilities during their stay, as well as for the loss or deterioration of the access system. Although the Establishment does not require a deposit, it reserves the right to claim from the guest the cost of repairing or replacing any damage caused, including charging it through the payment means provided.
Establishment liability and force majeure
The Establishment is responsible for the proper provision of the contracted service under the applicable consumer legislation. It shall not be liable for breaches arising from force majeure or unforeseeable events beyond its control (extreme weather, supply cuts, administrative restrictions, etc.), nor for valuables not placed in its custody. In the event of supervening impossibility of providing the booked accommodation, the Establishment will seek an alternative of equivalent category or, failing that, refund the amounts paid for the nights not taken, thereby being released from any further liability.
Lost property
Items left behind by guests will be kept for a reasonable period. Their return may be arranged by shipment at the guest’s expense. Once that period has elapsed without being claimed, the Establishment may dispose of them in accordance with the law.
Data protection
Personal data provided is processed in accordance with Regulation (EU) 2016/679 (GDPR) and the applicable Spanish regulations, as detailed in our Privacy policy, which forms an integral part of these terms.
Complaints, dispute resolution and applicable law
The Establishment has official complaint forms available to the guest. These terms are governed by Spanish law. In accordance with consumer regulations, for the resolution of any dispute the parties submit to the competent courts, without prejudice to the jurisdiction afforded to the consumer by law. Likewise, under Regulation (EU) 524/2013, the guest may use the European online dispute resolution platform available at https://ec.europa.eu/consumers/odr.
